Tile comes in multiple profiles like S-tile, W-tile, and slate. Each has its own look and character. Whether you’re looking for a classic look, or a more modern style, there is a tile that fits your home’s feel.
Tiles are made out of strong materials that withstand the elements very well, and for a very long time. Tiles can last upwards of 50 years when properly maintained. You’ll only have to replace the underlayment every couple decades.
Not every home has tile. The ones that do stand apart. It is a premium material that adds real value to the property and reflects well on everything beneath it.

A tile roof is very durable. But tiles aren't completely waterproof, they only shed water off of your roof. Water will often get underneath the tiles. The underlayment is the layer below the tiles that keeps water out of your home. Underlayment has a lifespan of about 25 years. When the underlayment reaches the end of its lifetime, the tiles above it can look perfect while water leaks into your home.
You'll see these signs when it's time to replace your tile roof or your underlayment.

When leaks start showing up in more than one area, it is usually a sign the underlayment has broken down across the surface. Multiple leaks spreading across the roof point to a system that has reached the end of its useful life.
Even if your tiles look fine from the street, the underlayment beneath them is approaching the end of its lifespan at 20 to 25 years. A proactive inspection at this age is worth the peace of mind.
A broken tile here and there is a straightforward fix. The exception is discontinued tiles. If the style is no longer being produced, it can be hard to find matching tiles for the repairs. A replacement may be the best option, especially when a lot of tiles are broken.
On rare occasions, tiles will have defects that make them brittle. This causes them to break very easily. In these cases, walking on the roof to repair the broken tiles causes even more damage. A full replacement may be needed.
